Here are a couple shots of the footer after the concrete was poured into the forms:

After that dried, the foundation contractors came back and built the forms to pour the concrete basement walls. That was poured on Tuesday. They sure are fast and efficient. We are almost done with the foundation … just need to waterproof it all and then backfill and add a perimeter drain. Then we are on to utility work/excavation for the underground sewer and water lines. Here are some shots of the basement walls:

We started digging a week ago … things have been moving pretty smoothly so far (hope I’m not jinxing myself). It has been fun watching the Cats and large dump trucks roll through the property. I’m sure the neighbors aren’t LOVING it, but it should all be done soon. And then all the sudden, one day, there will be a house there! We are still working to coordinate all the little details involved with the transport of the finished house from Milliken down to Denver.

One would think we would know by now that the permitting process with the city is never easy and never quick. After finally getting all the plans, drawings, soils tests, surveys, elevations submitted for the permit, it still took 5 weeks to get that much sought after piece of paper in a plastic sleeve. That meant we couldn’t even start excavating for the foundation until now. So, tomorrow we start digging finally! The duplex structure is already in production, “on the line” at the factory. It will likely be ready to deliver before we are totally ready for it, so it will have to sit in storage at the factory for a couple weeks. Before it can come, we need to excavate and pour the foundation and basement. We are also replacing all underground utility (water and sewer) lines from the street/alley to the house.

What are we getting ourselves into?
Right after selling Lowell, we turned around and put the money into another property in Denver, near Broadway and Evans. It’s southwest of that intersection, in the Overland neighborhood. We didn’t know much about the neighborhood before buying it, but we’ve been pleasantly surprised at the cool shops and restarurants nearby. The house is only 4 blocks away from the Denver/Englewood border, so its close to the cute downtown area of Englewood. The house is also only about 4 blocks to the Evans light rail stop, which takes you downtown very easily.
So, about the house. It was built around 1900. It’s cute, but when we bought it, we knew there were some foundation issues. Trees growing out of the side of the house = bad. It was our intention to buy the house, then have experts determine the condition of the foundation and recommend a course of action … either fix it, or tear the house down. And wouldn’t you know it, we ended up tearing it down. The foundation would’ve been over $30K to fix, and there wasn’t much value in the existing house to warrant the expenses. The good thing for us is the house is on a ‘double lot’ which is zoned for a duplex. So a duplex we shall build. Here are some before and after shots of the house and demo.
